Delivering a £2.1m Net-Zero Retrofit Innovation for a National Housing Provider

Value: £2.1M

Project Overview

We delivered a pioneering retrofit project to transform 16 homes across three locations into nearly Zero Energy Buildings (nZEB). Funded by the European Regional Development Fund (ERDF), the scheme included maisonettes, semi-detached, and terraced properties from the 1950s–70s. Our solution-focused approach helped turn policy ambition into real-world energy savings, supporting the UK’s broader shift towards near zero energy buildings.

 Scope of Works

The programme focused on a full-fabric, whole-house retrofit strategy to achieve nZEB compliance, integrating low-carbon technologies and high-performance insulation systems:

  • External Wall Insulation (EWI)
  • High-performance windows and doors
  • Loft and underfloor insulation
  • Solar PV with battery storage
  • Ground source heat pumps
  • MVHR (Mechanical Ventilation with Heat Recovery)

All works met PAS 2035:2023 standards and were backed by a 12-month performance guarantee—ensuring each home produced as much energy as it consumed.

Intelligent Design, Rigorous Delivery

We carried out extensive surveys (structural, thermal, air leakage.) and addressed key remedial issues such as damp and mould before retrofit. Designs were data-led, ensuring airtightness, thermal bridging prevention, and long-term energy efficiency.

Resident-Focused Delivery

Our Resident Liaison Officer coordinated all engagement, minimising disruption and ensuring smooth communication. We worked in close partnership with our client’s design team and Retrofit Coordinator, sequencing works to fit around residents’ needs.

On-Site Management & CDM Compliance

As Principal Designer and Contractor, we managed all CDM 2015 requirements, risk assessments, and site safety. Our delivery team oversaw health and safety compliance, scaffold design, and technical detailing, ensuring all retrofit works aligned with both PAS 2035 requirements and regulatory best practice.A dedicated site team ensured quality, safety, and programme control.

Results & Learning

Using specialist systems, we tracked performance post-installation, captured insights, and identified future product and process improvements—demonstrating our commitment to innovation and continuous improvement.

Outcome: A future-ready, whole-house retrofit with proven performance—delivered on time, on budget, and with zero disruption to residents.
